What Does an Electrical Inspector Look For?

A new panel, renovated kitchen, EV charger, or finished basement can look complete long before it is ready for approval. If you are asking, “what does an electrical inspector look for?” the short answer is safety, code compliance, and proof that every part of the installation can handle its intended use without creating a shock or fire hazard.

An electrical inspection is not about finding fault with your home or making a project harder than it needs to be. It is a practical safety check. The inspector reviews visible work, required clearances, proper materials, grounding, circuit protection, and whether the job follows the permit plans and local rules. Requirements can vary between Maryland, Virginia, Delaware, Pennsylvania, and even individual municipalities, so the details matter.

What Does an Electrical Inspector Look For During an Inspection?

Most inspections focus on the part of the electrical system that was installed, replaced, or altered. For example, an inspector reviewing a new bathroom circuit will not necessarily inspect every outlet in an older home. Still, if an obvious unsafe condition is visible, it may be called out.

Inspectors typically look at the work in stages. A rough-in inspection happens before walls and ceilings are closed, when wiring routes, boxes, cables, and connections are still visible. A final inspection comes after devices, fixtures, cover plates, and equipment are installed. Passing the rough-in does not guarantee a final approval. The finished installation must still be safe, accessible, and properly labeled.

The electrical panel and overcurrent protection

The service panel is one of the first places an inspector will review. They check that the panel is correctly rated for the service, securely mounted, accessible, and protected by an appropriate main disconnect. Circuit breakers must match the panel manufacturer’s approved equipment and be sized to protect the wire on each circuit.

Clear working space matters, too. Homeowners sometimes turn the area in front of a panel into storage, especially in utility rooms and garages. Inspectors need to see a clear, safe area to access the panel quickly. They also look for a readable circuit directory. Labels such as “lights” are rarely helpful. “Kitchen counter receptacles” or “upstairs hall lighting” gives a much clearer picture of what each breaker controls.

For an upgrade, the inspector may also verify load calculations. This is especially relevant when a home adds a Level 2 EV charger, hot tub, electric range, heat pump, generator equipment, or other major electrical load. A larger breaker is not a solution if the service or feeder cannot safely support it.

Wiring methods, boxes, and connections

At rough-in, inspectors examine how cables are run and protected. Wiring should be supported correctly, kept away from areas where nails or screws could damage it, and routed through properly sized holes and fittings. Where cables pass through framing close to the surface, protective nail plates may be required.

Electrical boxes must be large enough for the number of conductors and devices inside them. They also need to remain accessible. A junction box hidden behind drywall, cabinetry, or a finished ceiling is a common reason for correction because future repairs cannot be made safely.

Loose connections are another major concern. Every splice needs an approved connector and a covered box. Conductors must be properly stripped and secured without damaged insulation or exposed copper where it does not belong. These details may seem small, but poor connections create resistance and heat, which can lead to flickering, damaged equipment, or an electrical fire.

Grounding and bonding

Grounding and bonding are easy to overlook because much of the work is out of sight. They are also essential. Grounding provides a path for fault current, while bonding connects metal components so they remain at the same electrical potential and allow protective devices to operate as intended.

An inspector may check the grounding electrode system, grounding conductors, water-pipe bonding where applicable, and connections at the service equipment. They will also look for correct bonding at subpanels. In most subpanels, neutral and ground must remain separated. Mixing them can create an unsafe path for current on metal parts of the system.

GFCI and AFCI protection

Modern electrical codes require added protection in areas where shock or arc-fault risks are more likely. Ground-fault circuit interrupter, or GFCI, protection is commonly required for receptacles in bathrooms, kitchens, garages, unfinished basements, laundry areas, outdoors, and other damp or wet locations. GFCIs react quickly when they detect current taking an unintended path, such as through a person.

Arc-fault circuit interrupter, or AFCI, protection is required for many living-area circuits. AFCIs are designed to detect dangerous arcing that standard breakers may not catch. The exact requirements depend on the age of the home, the scope of work, and the local code being enforced.

An inspector may test GFCI devices and confirm that required circuits have the right protection at the breaker or receptacle. Simply installing a receptacle with test and reset buttons does not automatically mean the circuit is protected correctly.

Receptacles, switches, and lighting

Finished devices receive close attention at the final inspection. Receptacles must be securely mounted, properly wired, and equipped with cover plates. Outdoor receptacles need weather-resistant components and covers designed to protect them while a cord is plugged in.

In kitchens, inspectors often check countertop receptacle spacing, dedicated small-appliance circuits, and GFCI protection. Bathrooms require GFCI-protected receptacles and lighting arrangements that meet local requirements. In bedrooms and living spaces, receptacle placement can matter during new construction or major renovations so residents are not relying on extension cords for everyday use.

Lighting fixtures need proper support. A ceiling fan requires a fan-rated box, not a standard light-fixture box. Recessed lights must be compatible with insulation and installed according to their listing. Exhaust fans must be safely wired and, in many cases, vented outdoors rather than into an attic.

Smoke Alarms, Carbon Monoxide Alarms, and Life Safety

Electrical work can trigger life-safety upgrades, particularly during renovations, additions, and permit-based projects. Inspectors may review whether smoke alarms are present in required locations, interconnected when required, and hardwired with battery backup in newer or substantially altered spaces.

Carbon monoxide alarms may also be required near sleeping areas when a home has fuel-burning appliances, an attached garage, or other potential carbon monoxide sources. The exact placement rules vary, but this is not a detail to leave until the morning of an inspection. An alarm that is missing, expired, disconnected, or installed in the wrong location can delay final approval.

Permits, Access, and Workmanship Matter Too

A permit is more than paperwork. It creates a record that the project was reviewed under the applicable code and inspected at the right stages. Inspectors compare the completed work with the permit scope and approved plans when plans are required. If a project expanded along the way, such as adding circuits beyond the original kitchen remodel, that change may need to be documented.

Before inspection day, make sure the inspector can reach the panel, equipment, attic access, crawlspace access, and any rooms where work was completed. Turn on the power if it is safe to do so, and have equipment manuals available for specialty installations when needed. Clear access is not just courteous. It allows the inspection to be completed without unnecessary rescheduling.

Workmanship also tells a story. Neat cable routing, secure boxes, correct fittings, and clear labeling make it easier to confirm that the work was done carefully. A clean installation is not automatically code compliant, but sloppy work often leads an inspector to look more closely.

A Homeowner’s Pre-Inspection Check

You do not need to become an electrician to prepare for an inspection. A simple walkthrough can catch avoidable delays:

Do not try to correct wiring, panel, or grounding concerns yourself just to get through an inspection. Electrical issues can be dangerous, and a quick cosmetic fix may conceal a problem rather than solve it. A qualified electrician can identify why an item failed, make the repair correctly, and help determine whether a reinspection is needed.
